WE have had nothing but problems trying to assist our family member into a supported living apartment owned by Emerich. Signed the lease, cut the check, and was informed after that they mandated rental insurance. Fine. Then they stated he needed a co-signer. Fine. I pay another $25 dollars to apply to be a co-signer, to be denied without sound reason, barring our family member from moving in. Again, after the lease was signed and money paid. I have yet to receive a reason for the denial or receive our money back. From my perspective, Emerich does not display integrity as a business in our community. I have worked with far better property owners and managers who are more organized and communicative. I’m very disappointed with their services.

I recently rented a apartment from Emmerich Properties and couldn't be happier. The apartment was spotless and well-maintained. The staff were incredibly responsive and made the move-in process stress-fee. Overall, I recommend Emmerich Properties for anyone in search of a reliable and efficient service.

Absolutely terrible landlords if you value your money and sanity do not rent from these people. At the end of my first month renting from them they made some sort of clerical mistake where management came out emptied out my garage without my knowledge and essentially stole everything of value from out of it. I ended up taking it up with the police and even had a officer at my house investigating the situation when a maintenance man rolled up and told me somehow they had it twisted that rather than just moving in I was moving out and everything was to be emptied from my garage. I managed to recover some of my lost items but many other things were still missing and Emmerich refused to reimburse me for any off my lost items unless I filled out a formal police report which at the time I didn't because I assumed they would be more willing to work with me so long story short I was out hundreds of dollars worth of tools I couldn't prove I owned because they were given to me as gifts and I had no recipts for them. Also if you miss paying your water bill for even one month than prepare to get a letter in the mail threatening to force you to pay double your rent for the month.

I would say that they are the best rental company I have dealt with in the area. My husband and I are thinking about renting through them again once our current lease is done because we aren’t a big fan of our current rental company. Emmerich always took care of us, and I regret not staying with them.

I have worked with several other rental management companies in the past and Emmerich has been by far the best. All of their service staff in the wausau area are kind, caring, concerned about your wellbeing, and address any issues as positively as possible. I have not had to wait for any service requests, people are always accessible even at night and weekends, and the rent is reasonable. Moving to Seattle, WA otherwise we would continue to rent from them.

Have rented from them a few different times with another company in between and they great. Very fast for maintenance issues, had heating issue many years ago and they came same day. Other smaller maintenance issues have been resolved same day or next day. Very decent priced compared to others in the area. Easy online Bill pay option. Friendly staff. Would recommend.

Terrible customer service. I've been trying to get a hold of them for weeks for keys, and no response. Went into their office and asked the woman at the desk, and she literally laughed and told me to email. Definitely don't recommend, I can't imagine if I had something more pressing that needed attention.

I'm handicap it's hard for me to get around. I have paid on line since I moved in. Went to pay it this month there was a $16.00 charge. So I went to office. And paid it .it would have been nice if they would have informed the tenants of the changes when they were going to implement it
