Let me add the 11th one star review out of the last 13 in the past year. In trying to arrange a showing for one of their listings James Booth the “Senior Leasing agent” could not have been less helpful or accommodating. He first told me that he showed until 7:00 PM so I arranged a time with the client I am working with, the next day James contacted me and said the showing had to be at 5:00 or not at all. I explained my client worked till 5:00 James was not moved and didn’t care explaining if they wanted to see the house they would have to be there at 5:00. So I went back to my group and arranged a five o’clock showing for them, today another message from James, now we are looking at 4:00 and to let him know if anyone wanted to come. I told him no that no one would be coming and complained about how unaccommodating he was, he couldn’t have cared less. I should have read the reviews first the last 11 out of 13 reviews have been one star. Pretty much says it all.

Do yourself a favor and read the reviews before you waste your time like I did. I made the mistake of reading the reviews after I already applied and now I’m left disappointed and frustrated.

My partner and I toured an apartment from CCL management twice. The first time we toured it we were still on the fence and looking at other options. James Booth kept emailing asking if we had made any decisions and kept asking if we were going to apply. Since we were on the fence we toured it again to give it a second look. After that James booth kept emailing asking what our decision was and so we decided to apply after some consideration.

After applying James emailed me multiple times saying our application was going through processing. Someone was gonna look at it. Etc etc. we applied about a week before April 1st and we wanted our lease to start April 1st. As it got closer to April first I started to email James and ask hey what’s happening with our application to which I got redirected to Bailee. After I got redirected to Bailee she said that they were waiting on Chad to look at our application but Chad was apparently sick. Finally April 1st came and I emailed James and asked hey what’s going on, we were planning to start our lease April 1st and we are still in limbo with no updates or information. To which he replied word for word.

“Which lease? You will have to get approved through my boss prior to any lease from us. He is reviewing your file today and if approved he will pitch you and any other approved applicants on Coolidge and let the owner pick who gets the place.
Thanks,”

Now this makes sense except we had already been waiting a long time for our application to be looked over by Chad and James Booth CONTINUOUSLY emailed me asking for updates on if we were applying and updating us on our application getting looked it. So it’s frustrating and confusing that he’s like well actually you dont even have a lease like we are waiting in line when they were adamant about us applying and such. After that email from James I haven’t heard anything else about our application. They just took our application fee and we have gotten no new updates on if we were approved if someone rented it out nothing. Just radio silence. We already decided we are going to go with a new place but our move in date is April 15th and all they did is waste our time and set us back. And they are literally not professional at all which you can tell by their responses to anyone who has had an issue with them.

Don’t waste your time. Give your money to literally anyway else this company is a joke.

CCL Management was by far the worst experience I've had with a rental company. The house we moved into had so many issues right when we moved in. All things that should have been done BEFORE we moved in. Things like general cleaning, painting, leaky faucets, hair in the drains so sinks wouldn't drain, lights that didnt work, rat traps, sticky traps, etc. On top of that there was asbestos that was never disclosed nor did they ever acknowledge my concerns that it was in the basement. When trying to get CCL to come to the house with us to point out the issues they would not. They just sent maintenance out over a 3 week span to slowly fix things which still didn't even fix all the issues. In the end I ended up having a building inspector come out and write up a bunch of code violations on top of the issues we submitted. We were able to end our lease with them but only for them to keep the entire security deposit for a home we never actually lived in. And after all this the home was now SOLD.

Fun fact, they do not rent to people who cannot speak English, and Chad decides on a case-by-case basis who speaks enough English to rent. Which, you know, violates the fair housing act. Would be crazy if a bunch of Spanish speakers who were denied leases put together a class action lawsuit.

During the financial crisis of 2008 my spouse and I needed to move away from Madison. Selling our house was all but impossible given the market conditions, but CCL Management made it possible for us to rent out our home instead. I was satisfied with the service that we received from CCL Management and will remain thankful to them for how they navigated us through the rental business for many years.

I've lived in Madison my entire adult life and I've rented with some of the worst predatory property management companies in the area. CCL Management has been, by far, the absolute worst landlord I've ever had.

My bathroom needed repairing for a long time, and it wasn't until the toilet started leaking into the downstairs neighbors' kitchen that CCL actually did something about it. CCL originally neglected to give us accommodations while they repaired the bathroom, even though our only bathroom in the unit would be completely unusable for the better part of a week. When I pointed out that they had to provide us with a working bathroom, Chad (the president of CCL) reluctantly agreed to rent us a hotel room, but refused to get myself and my roommate two separate rooms. Further, he originally wasn't going to reimburse us for transportation to/from the hotel (the hotel was very far away from campus and not accessible by bus) and said we could just ask friends/coworkers to pick us up and drive us into campus (my roommate had just moved in a few weeks before from Brazil and was brand new in Madison and he was fully aware of that). I had to fight tooth and nail to get CCL to provide us with accommodations and reimburse our transportation expenses associated with the bathroom repairs.

And that's only one example. I have plenty of stories of how heinous CCL Management and Chad were to us while we rented with them. If you want to rent with a property management company that is unresponsive, irresponsible, and doesn't treat their tenants with basic human decency, CCL Management is the company for you!

CCL Management was recommended to me by my sister-in-law. They had managed her house when she rented it out. My wife and I used them to manage the rental of one of our condos. They handled everything and made it a "set it and forget it" process for us.

We also used them to sell two of our condos. They made the the entire process effortless on our part. Realtors Adam Ramsey and Erika Haar went above and beyond to make sure everything was handled properly.

CCL acquired our property half way through our lease but took it upon themselves to charge us for things that were broken and missing upon move in. It took a herculean effort of multiple people sending multiple maintenance request emails to get them to come out and fix anything. They somehow lost our rent payment and threatened to evict us for not paying rent when everyone had their autopay system set up (which they continued to try to charge after the lease ended).

Overall terrible experience, avoid if you can.
