We've been here a little bit longer than a year and haven't had ANY problems with management. They've were very responsive when we had an issue come up with our AC and we haven't had any problems with it since. It's a quite neighborhood and we love it!

Stay away from this place because they’ll blame you for anything that they deem “broken “ when you move out. Yet the things were messed up upon moving in. They never answer or return calls and will only answer when they wanna be rude to you. AC unit was always breaking down. When trying to talk to them about issues they say “you never turned in a report” “We keep track of all of that” pretty sure she’s got dementia because they obviously don’t and they ONLY take phone calls! So it leaves you with no way to prove anything.

I'm really surprised about the negative reviews from other people, especially regarding the management. I've had no issues with them and have enjoyed living here for the past year. It's definitely the nicest place I could find for the price, I have no complaints.

Cheap living because they are very outdated but management is not it. Doesn’t answer phone calls and sends them to the answering machine, we had an emergency with a leaking faucet on a Saturday and she didn’t get back to us for two days. We ended up having to call the city to shut our water off. This was a 6 month lease for us before we could move into our home, I would try to find any other possible place to live before renting from Southland.

Mrs. Littlefield, the owner, called me (with a very bad attitude) the day after she supposedly mailed out an itemized list of "damages"(Broken blinds, blown out light bulbs, carpet cleaning,) that was supposedly went over with me through the walk through; that never happened. The office manager at the time, called me that Tuesday or Wednesday after I had moved out, while she was doing the walk through and said that everything besides the grill that was left up front for pick up needed to be removed before Friday (We picked it up within 20 minutes of the call.) and I should receive my deposit back in the mail within 30 days. Fast forward to Mrs. Littlefield's call today, she gave me an ultimatum of paying her $68.75, after also taking my deposit!! She claims that the office manager told her that I hadn't spoken with her since the 19th of February. When I told her I have E mails, call logs and text proving otherwise, she told me that she didn't need to see them. I left my duplex in better condition than it was before I ever moved in. There were constant issues with the pipes and plumbing, and several leaks. I was a tenant for 4 years and never complained, even when their maintenance men did half done jobs on repairs. Oh yeah, the one time I did complain, the maintenance guys put up a fence next door and left rusty nails that they had pulled, in my carport and my side of the fence, where I park and where my 2 year old plays!! When I moved in I had to shampoo my own carpet and the place had missing light bulbs. (The things that I am now being charged for.) Also, I had to clean the kitchen which was not only dirty, but still had the previous tenants mail in the drawers. Her excuse to me is that none of that was documented!! She admitted that the person that she had in the office that was just let go of Friday for not doing her job (She took over mid to end of Dec. 2017 when according to her, the previous office manager who had rented to me, walked out). When I tried to explain to her my side of things, she had no interest in anything that I was saying because of course the only documentation that she claims to have is in her favor. She had the nerve to tell me that my only options are to pay her or I will be going to collections!! So I asked her why she would expect me to pay something that I hadn't even received?! She was very unreasonable, petty and only cared about what she was talking about. You can tell that money is the only thing that she cares about, it's sad. I understand that business is business and although I shouldn't owe it, will pay her the measly $70.00. I just want anyone else who may think about renting from them to know what to expect. They are unorganized, inconsiderate, do not keep their word and on top of that RUDE.

Office manager was beyond rude. She told us that she doesn’t know why the “ board makes its decisions “ but then bluntly made it clear they don’t rent to felons. We both were honest on our application even though one was expunged and both were many years ago. No violent offenses. No review of our work history or our rental references just shut us down like worthless trash. Very disappointed for our little family to be treated as such.

By far one of the worst landlords I've ever had the dissatisfaction of Renting from. When I moved out they sent me a bill for appliances that were broken when I moved into the unit. After explaining that they were broken when I moved in they still continuedTo seek payment from me. It's dishonest, it lacks integrity, and it is all around A very distasteful experience but I wouldn't recommend to anyone.

Beware of the property manager Dora of ShadoWalk Dr! She is a very rude woman and refused to answer our calls for days simply trying to see if we were approved. We were made to place a $200 deposit and after being denied we had to hassle with her just to get it back. Being a nightmare just to try to rent from one could only imagine what it would be like to live under her as the manager. Do not rent from her very disrespectful woman!!!
