I’ve debated on posting but after seeing the other reviews I feel like I need to warn people as well. They will not give you your deposit back no matter how spotless the apartment is left. I gave my 30 day notice, deep cleaned the apartment and made sure it looked better than how I received it and I still only got $62 back. I wouldn’t rent here unless you absolutely have no choice. Posted below are the pictures I took after I deep cleaned the apartment, right before I turned in my keys. I will also attach the itemized paper they gave me with my refund.

DO NOT RENT FROM THIS COMPANY. This is the worst set of property management/landlords I have ever experienced in my life. Bullying young adults and talking down to them. Showing
up unannounced and banging on the door like they’re the police. Sewage all over our yard and we were told that was our fault? They also did not come fix it for days. SO rude and absolutely unethical. They put up a for rent sign in our yard before we even were moving out. Terrible people run this place. They will steal your money and you will never ever get a security deposit back. BEWARE.

I've lived in my house for 2 years. Never been late on rent, reported maintenance issues (that went untouched bc they weren't "important enough") and communicated openly as needed. Never denied an inspection. Never had issues, until 2 days ago. Little back story, I am 6 months pregnant and have been on bedrest for 4 of those months. We decorated our house for Christmas and with the weather being so cold and myself being down on top of recently becoming a single mother of 3, I hadn't cleaned the decorations off my porch yet. Two days ago I received a text informing me that there had been multiple complaints about the state of my porch and I needed to have it cleaned. I did so. However. My mother and my brother have been traveling back and forth between my home and theirs for months helping me as I've been incapable of most things. They decided to move home and in the process of the move stayed in the house with me, yes I'm aware I should've notified the company of this. HOWEVER, that being said, yesterday without a 24 hour notice AS REQUIRED BY ARKANSAS STATE LAW, a woman showed up at my house. Entered my home and started SCREAMING about how nasty we are and how our living conditions were unacceptable. Does my floors need to be swept and mopped? Yes. I have 3 kids who play outside and track dirt in as well as a dog who does the same. There are laundry baskets with CLEAN laundry in the living room already folded waiting to be put away. One of my 3 bedrooms is EMPTY, and she still decided to walk through and act like I am somehow scum of the earth. She proceeded to go on and on about "multiple complaints" but could only speak on the front porch. Sure, the house looks lived in but as of right now, because my husband had moved out, there aren't even pictures on my walls! Regardless of all that, her absolute unproffessionalism was uncalled for. She has now decided that based on her ONE TIME visit of my home, we are now evicted and she still expects me to pay a $900 rent for next month and I'll bet you I don't receive a dime of my deposit back.

Was looking at some properties to rent from them however I was with a current tenant when she got a call from them where they entered her home while she wasn't there and I could hear her screaming and cussing her out over her garage which she is using as storage. This is so unprofessional and disgusting to treat someone who has never been late paying her rent for the years she's lived there even while dealing with broken things in the home they would not come out to fix.

Moved out after 3 years and will only receive $50 of the $660 deposit made. Do not rent from this company unless you plan on letting them do quarterly housing inspections with barely any notice after 0 inspections for the first 2 years. Then lose all of your deposit, no matter how clean or well taken care of your rental was. Disappointing company, they only changed names from Ford Property to get away from all the other one star reviews. Do not rent from them.

Me and my wife lived at a property through a couple of years. When this company took over, everything went downhill badly. Sewers backing up, things were broken that I kept telling them about since day one when they took over that were never fixed. No fire alarm I had to buy one and I left it there. We gave her 30 days notice as per the agreement , And then we moved out. They said 30 to 60 days will get our deposit back.. After several emails with no response, finally got an email stating that we were going to get $75 of our $525 deposit back. I called and asked why. They said for touchup paint and blinds.. The blinds were already broken when we moved into Said apartment the paint wasn’t in great condition. We asked them to fix this since since day One and they never did. Now that we moved out they’re charging us for something that was pre-existing. They knew about it. I have several witnesses to the fact that it was like that when we moved.. I don’t know how This company is still allowed to lease with all the bad reviews And bad things are doing To people they rent to. Maybe it’s the fact that they think they can get away With it and no one’s gonna say anything or do Anything. I would not recommend this place at all for any place to live. I mean, look at all of these bad reviews on this page alone. These people took over We were already living there and didn’t know anything about it. Expensive lesson learned.

TERRIBLE PEOPLE. THEY LET MY WIFE GET BULLIED FOR ALMOST 2 YRS WHILE SHE PLEADED FOR FAIR HOUSING ACCOMMODATION FOR HER AND HER ESA DOGS AND THEY FAIKED TO DEFEND HER AT ALL AND CHOSE TO EVICT US WHILE THERES PLENTY OF PROOF OF THE BULLYING AND HARRASMENT
