Thanks to Robert Smith for an awesome job in getting my property at 1015 Micah Trace ready for new tenants. Robert managed to clean up the mess, and make necessary repairs due to damages left from the previous tenants. Robert kept me informed from the tenants decision to move out, the conditions they left the property in, and kept me updated on the repairs throughout the process.

Also, much thanks to Deedee Chambers and Soshanna Howell for their awesome teamwork along with Robert in putting my property back on the market, and getting new tenants in the shortest time that I could have imagined. Robert soon notified me that my property was back on the market, and the very next day he notified me that I had new tenants planning to move in.

I appreciate you guys so very much!  I could not have done this from New Orleans without you.

This company wants grace, but don't extend grace. Listen to the other reviewers. As long as you pay your rent, it doesn't matter if you're on deaths door, pay your rent and you won't have any problems. I would love to go into property management because I have learned all the things not to do from them. How do you make the owners of the property that you are representing a profit if you don't have any renters in the homes? The short answer is 'you don't'.

Placed 8 phone calls with Keyway about a repair to my property, for an item that was damaged by a contractor, on one of the rentals they manage next door to me.
The one time there was a call back the rep did not leave a message.
I called again and got someone on the phone and they said I would get a return call in 24 hours about my repair.
3 days and 2 messages later still no return call and no repair.
It took posting this review to get a return call.
Keyway stated their client made their own repairs, which damaged my property.
They then sent someone out to fix my property. Glad it was repaired and resolved.
It still should not take 8 calls, with only one return call, to get a response over an almost 2 week period.

I had an awful experience dealing with one property managers from Keyway Property Management. Before I signed the lease, everything was an immediate need. 'Please sign the document by tomorrow or we will have to cancel the agreement', or 'Send the security deposit by end of day or we will cancel the lease'. Once I signed the lease and paid the deposit, I had to show up to the office to speak with the property manager. He was not returning my calls.

About two weeks before I moved out, the air-conditioned broke, during the hottest part of the summer. It was 87F in the house for two weeks until I moved out. My dog was extremely uncomfortable, as was I. I found out from the home owner that the AC did not get fixed until over a month later. I asked for a credit since I did not have AC for 2 weeks. I have yet to hear anything back and it's been 3 months! I'm sure quite a bit of mold developed due to humidity and no temperature control.

Once Keyway has their money from you, they keep kicking the can down the road, and do what they can to avoid helping the tenant, and homeowner. I wanted to rent the house for another year, but refused to deal with Keyway Properties. They are greedy and lazy.

If you have any other option for a rental management company, do it. We rented under Bridges turned Keyway for 2 years and it was nothing but terrible communication and nickel and diming. They tried to stick us with an emergency plumber bill following a neighborhood blockage. With no emergency maintenance or on-call service, we called an emergency plumber over the weekend. County came out, plumber was there for hours. We saved the house since the toilets overflowed 3 times, losing/destroying our personal property in the process. We were told they would see if the owner was "willing" to pay the bill for the plumber. Then, when there was an issue with our lease (they completely skipped a month on the renewal making it a 12 month lease on paper but 13 month commitment) it took 3 weeks to talk to someone who could do anything about it. We got out of our lease "early" and the last weekend of our lease (moving everything out, cleaning, repairs) was the weekend of Hurricane Helene. A tree fell on the property blocking the driveway. We had luckly been mostly moved out but with the need to evacuate town, no power or water at the property, we were offered a week extension. I noted several times cleaning would be difficult with no water and power but we generally kept up with cleaning so it wasn't bad by any means but not our best. Both the property manager and property coordinator stated do the best we could to clean and we would not be charged for the extension because of the natural disaster. Then we receive our final inspection and deposit breakdown. Somehow, our entire deposit is gone due to charges. Cleaning fees, carpet fees, rent for the extension, the opposite we had been told via phone conversations. We have been renting for over 10 years and never once received less than 80-90% of our deposit back. These people change their story, backing their renters into a corner, unfairly charge renters, and overall do not practice good business.

We rent with Keyway Property Management for our elderly sibling. They made us feel so welcome. From the professionalism of the walk-through to understanding the lease, You can always call or email, and someone will ensure you get the needed information you requested. Special thanks to our maintenance coordinator, who followed through on her words and promises. Once we call to report an issue, she immediately sends a text requiring pictures for the maintenance technician. Thank you, Miss Wood. We truly appreciate your help and how much you look out for our sibling. Whitney, you are truly the best.

If you have a property in Evans GA that you want to have Keyway Property Management as your property management comapany, ensure that your manager is NOT Gabriella Castro.

Unfortunately, the property manager I have is Gabriella Castro and she is utterly incompetent. She did not notify me of any damage to the Property due to Hurricane Helene until I asked over a week after the event. In the following weeks, she has yet to inform me on how and when the repair(s) will take place. Trying to get any information from her is frustrating as she does not communicate with you. A baby seems to have better communication skills than her.

For months I have been receiving surprised 'bills' over the mandatory agreement for notifications. For instance, in Oct 2024, I recieved an over $500 bill for a "cleaning" that occurred in Aug 2024. This month, Nov 2024, I recieved a bill for something that is over $550. Yet despite the agreement mandating you be notified for anything at/over $500, i was never notified. Since August 2024, I have had to pay over $3800 in bills for 'services' I was never informed of until I looked at the rent recieved. Not only are you not informed prior to the service, you need to request the invoice and can only view it after they upload it to their app. In which, the sercives have long since been performed.

Again, this property manager is utterly incompetent. You would have better luck having a 2 year old manage your property than Gabriella Castro.
