The problem is that when you utilize their billpay system - electronic credit card kiosk at the site facility, their call-in automated system, or even their app- the system tells you no amount is due. It then tells you your next bill date. If you then pay the amount due on the bill date, the first day this autopay system tells you there is a balance due, the system assesses you a late fee - on the very same day , not even like a day later. I guess the logic is "if the balance is 'due' then that means its late"? In my mind 'due' does not associate with late fee, 'past due' does. This was a source of confusion for several months until I figured out that I needed to pre-pay the rent by one month to avoid the late fee. I feel like this is a misleading tactic and they probably end up getting a lot of late fee money by deliberately causing confusion.
